Everything is a Remix
"Our system of law doesn't acknowledge the derivative nature of creativity. Instead, ideas are regarded as property, as unique and original lots with distinct boundaries. But ideas aren't so tidy. They're layered, they’re interwoven, they're tangled. And when the system conflicts with the reality... the system starts to fail."
40 years old oh 40 years old
A letter to myself, 40 years old - 2015.
People to a certain age, but the pursuit of health, peace and calm,
Turned to look back to when the road, go back to the previous time is romantic.
If you have a ... forties mentioned below, you will understand ...
1) If you are in his forties, and will understand: (Appreciation)
In the world of love, do not who I am sorry,
Only who do not know how to cherish.
2) If you are in his forties, and will understand :( Loneliness)
Do not be lonely love the wrong people,
Not to love the wrong person because more lonely.
3) If you are in his forties, and will understand :( Understanding)
There is a person you know, is the greatest happiness,
Do not know you, understand themselves on their own.
4) If you forties, and will understand: (Admire)
Friends should be mutual appreciation, rather than mutual utilization.
5) If you are in his forties, and will understand: (Process)
One should eat a meal, do you want to do a little bit.
There is no easy thing, everything has a process. Not
To day exhausted, should live comfortably.
6) If you are in his forties, and will understand: (Light it Up)
Calm is not enough light,
The appropriate time or to show yourself,
Let dull day light up.
7) If you are in his forties, and will understand: (No right No wrong)
Everything has a dual nature, sometimes there is no right or wrong.
You thought wrong, perhaps in others it seems right.
And you make every effort to strive for,
It is very possible to get rid of and discard the others.
8) If you are in his forties, and will understand: (Mentality)
The merits of the quality of life depends entirely on their mentality.
Dainty cup Akira staggered if nestled between the intrigues,
Is much better than "sit Sanwuzhiji, weak tea and talking about family."
9) If you forties, and will understand: (Family)
Audition alienation of affection is pain.
Some short, some understanding, some forbearance,
Make our hearts wider, and some warmer.
10) If you're in his forties, and will understand: (Parents)
Parents do not treat thin do stupid things keep burial, and
They honed in that generation of the many people affected,
Treat them is to treat our conscience.
In fact, most of the time they do not need your glory,
Week to play a call or ask them the story of a young,
Then listen to them patiently finished, they contented.
11) If you're in his forties, and will understand: (Accomplishment and Attitude)
Status and honor is just a cup,
And your character is your cup of accomplishment and stuff.
Moonwalker in wines is not filled, it could be a cup Zhuoshui.
Cuci might not be that light in water,
It might be a boring Need Longjing.
12) If you're in his forties, and will understand: (HEALTH)
To cherish his body when a successful career,

10 tips for getting started in property investment oh 10 tips for getting started in property investment
A relook on Property INVESTMENT.
One of my goal for this year is to buy a property for RENTAL, CAN it be achieve?????
When it comes to building a retirement nest egg for the future, property is still regarded as one of the safest long-term investments.
While some investors may want to buy a property and rent it out straight away, others may choose to live in the home while they renovate it. Investing in bricks and mortar can be a great way to create wealth, but there are some golden rules to consider before taking the plunge into property investment.
1. Know your budget
Before investing in property it’s vital to have a thorough understanding of your cash flow. Also, ask your bank for a pre-approval of your investment loan, so you know how much you’re able to borrow before you start hunting for properties.
2. Don’t underestimate ongoing costs
Make sure you budget enough for rates, insurance and general repairs. And when you have purchased your ideal investment property do what you can to prevent costly maintenance issues arising, such as replace ageing taps.
3. Buy in a growth area
Try to choose an investment property in an area where there is strong demand for rental accommodation. Buying a property close to transport, universities and schools will make it more attractive to renters.
4. Be realistic about your investment goals
Are you looking for fast capital growth or wanting to hold the property long-term? During boom periods, it’s much easier to renovate properties and turn them over for a quick profit. In slower economic times, it may take many years to achieve the same growth.
5. Build sweat equity
Paying tradesmen to renovate your investment property is costly. If you’re prepared to get your hands dirty you can save money and increase your profit margin by doing the work yourself.
6. Look for liveable not luxury
Remember a rental property only has to be clean and functional. Don’t get sucked into buying a property simply because it has a stylish interior.
7. Buy with your head not your heart
When house hunting it’s very easy to get caught up in emotions. While a home on a steep block may have a stunning view, it could be a nightmare to renovate due to retaining or excavation costs. Be sure you weigh up the pros and cons.
8. Think carefully before negative gearing
If your repayments on the investment loan won’t be fully covered by the rent, your property will be negatively geared. While this can have tax advantages, it can also lead to financial stress if you don’t have enough cash flow to cover the loan repayments, rates or body corporate fees, so consider your budget carefully before buying
9. Still paying off your own home?
It isn’t necessary to have your own home fully paid off before buying an investment property, however it is important to be comfortable with your current debt levels. Ideally you’d want to have a large portion of your own home paid off and other debts, such as credit cards, under control.
10. Get a building inspection
Before signing a purchase contract, take the time to understand the building report to avoid expensive repairs down the track. Termites are one potential problem to watch out for.

Alvin Tan Jye Yee - “Sumptuous Erotica”
NEVER EVER POST NAKED ON THE NET.
(16 October 2012 3pm) National University of Singapore law scholar Alvin Tan Jye Yee told Yahoo! Singapore on Tuesday afternoon that he has taken down his joint sex blog with his girlfriend "because there's been too much trouble for this and we want to stay out of trouble".
Earlier, the NUS student said erotic photos and videos of himself and his girlfriend going viral was "exciting".
He had also said he is prepared to face the consequences of posting the sexual content on their personal blog.
On the site “Sumptuous Erotica”, Alvin Tan Jye Yee and Vivian Lee said they love posting about their sex life on the web “for everyone to enjoy” and that they upload only self-made content.
Some of the explicit photos posted on the website show the couple's naked bodies or body parts, and one shows a bloodstained sanitary pad.
In an interview with Yahoo! Singapore on Tuesday morning, Tan talked about why he started the blog and about facing the consequences of his postings.
"One fine day, we were just fooling around and my girlfriend had the idea of taking nude photos, just taking them, not necessarily uploading them. With more and more photos that we took, we started to want some sort of recognition for our work so we started uploading them on FB but we blurred out the critical parts," he said.
As the photos kept on getting flagged and being taken down, he said they started the blog near the end of September this year. It has since gone viral.
He says he has "mixed feelings" about all the attention the blog has gotten. "Part of me was worried about the real negative consequences like whether I breached anything legal or how would NUS react to this," he said.
"Of course the other part of me feels it’s quite surreal. I can’t say that I’m not excited," he added. "It’s not something you get to do everyday, it’s something most people won’t get to do in their whole life so that’s what I mean by exciting. It’s something different and unique."
He and his girlfriend have even been approached by companies in Singapore to endorse sex toys and lingerie, he disclosed.
Tan and Lee, both aged 23 and both Malaysian, are in Malaysia now, and Tan has taken a leave of absence from school to pursue a daily deals business.
On 15 October 2012, someone anonymously asked the couple why they do such things and their reply was, “Because we believe that there’s nothing inherently wrong with sex."
"We don’t see why people who are sexually-active and/or being open about their sex lives should be treated as sinners or criminals. Sex is a natural reproductive process that really doesn’t deserve to have a stigma attached to it. Close-minded people need to get over it," they said.
On facing possible consequences, Tan, who is in his last year as a law student, said that NUS has not contacted him yet.
"So far so good. I wouldn’t say I’m not worried but I’m prepared for it – to be expelled, for my scholarship to be taken away," he asserted, adding that he is prepared for either or both as he has been on leave from NUS for a year and a half. "I started my own firm and it’s doing pretty well, so that’s actually my career plan anyway," he said.
He still want to come back to Singapore to finish his studies if he can."I have some time right now so I want to do that but I’m not sure if I’ll be allowed to do that anymore. I would definitely go back to Singapore if I’m allowed to," he said.
Touching on the legal consequences of posting such explicit photos, he explained that all the activities had taken place in Malaysia and the postings had been done there.
"I know that also in law... if you’re not a Singapore national and you committed a crime outside of Singapore then you are basically scot-free," he said. "I don’t think I’ve contravened anything based on my own legal knowledge."
He said his friends who have read an article from The Straits Times quoting a lawyer as saying Tan could face charges for breaching the Films Act for the explicit videos do not agree with that lawyer.
"I don’t think I’m in any legal trouble," he averred.
An ex-classmate of Tan from junior college was not surprised by the NUS student’s behaviour. “He was very competitive in class, really smart and outspoken but at the same time eccentric. He was just plain weird so I wasn’t surprised when he came up with the blog,” she said.

Image dare Lexus F-Sport NX 200t, smoked and exclusive
Arrange set modern and luxurious cabin.
2.0 liter turbocharged engine smooth and powerful.
EVOLUTION Lexus in the production of the new model is translated through an intuitive design and futuristic. Lexus is trying to look different.
Ingredients had attracted the attention of consumers. Impossible to ignore and nobody will label the SUV (sport utility vehicle) Japanese luxury it as boring. That's for sure.
Lexus NX maturing process took five years for which the period of study for a year and the rest is used to explore the details. According to chief engineer, Takeaki Kato 2015 is the ideal time to introduce NX.
The project, which started in 2009 it takes a long time because NX uses the engine and the new platform.
However, NX actually have DNA Toyota RAV4 in terms of the platform but it displays a radical design and engineering its own specifics. In fact, if we look at the list of technologies introduced NX also more forward.
Just me discuss about the development of NX. Test-drive model I received is NX200t F Sport with all-wheel drive (AWD). Upon receiving the keys of the UMW Toyota Motor pm Monday, I immediately drove around Shah Alam NX.
My first impression when it is in remarkably comfortable cabin. Chairs with red upholstery leather finish body hugging tightly and gently.
Review the whole cabin while tapping and caressing hand in every detail of the dashboard and door pleasant enough with bottled soft and luxurious details featured Lexus. Even the smallest details are taken into account.
This is because when my eyes tertoleh on the edge of the center console, I look Lexus screw with carved words in his head. One feature that may not be appreciated. But Lexus does not take lightly about it.
The front and rear of the cabin is more spacious than expected when compared with NX compact exterior. However, the low roof line behind not able to offer such space in the Audi Q5 or BMW X3.
But there is a decent amount of leg room. Better yet, the floor is almost flat. Means a passenger sitting in the middle of the rear bench will feel comfortable.
Elsewhere in the cabin, you will find plenty of useful storage, including several large space on the edge of the door, glovebox and a covered space between the front seats.
And thanks to the electric parking brake that provides a large space to put a pair of cups in the center console.
In addition, Lexus chose not control buttons and touch screen display. It's a great compliment! You will find a 7-inch screen that serves a variety of typical Lexus information. It is controlled via the new touch pad that Remote Touch Interface (RTI).
RTI latest features that replace the mouse style before. Actually, this touch pad controls almost put me into anger management therapy.
When using RTI, I need to see the display screen on the dashboard and get right with finger movements on the touchpad. If the finger is too dry, the arrows will definitely misses on the icon you want pressed and the results will not be better.
Actually, the process takes time to adapt. But with a little vibration response helps the search process.
In addition, Mark Levinson entertainment system with 14 speakers (for F sport) and audio quality offered very accomodating to listen to the concept of theater.
Soft sound of the speakers made me enjoy music with soul without feeling pressured to be in heavy traffic congestion.
That feels not want to get out of the vehicle when playing your favorite MP3 songs featured.
Performance
Now comes the question of performance. Actually there are also things difficult for driving NX 200t. Before I explain, you should know that this is the first Lexus model in the history of the use of the turbocharger.
Equipped engine 2.0 liter 4-cylinder engine that produces 235hp and 258Nm of torque put the NX-line with the Audi Q5 and BMW X3.
6-speed automatic transmission drives the front wheels with its intuitive manual and pedal shifter exchange.
I test-drive vehicle also comes with a choice of Dynamic Torque Control AWD system which he sent up half the engine power to the rear wheels and also apply special Setjalok front differential to reduce the chance of the presence of torque steer.
Some sensors also send data to smart software that will choose the correct gear and gear based on the pattern of decline in Eco mode, Normal or Sport.
That is why during the NX drive in the city, I felt a soft smooth power delivery without jerking. NX also adjust the rate responsive behavior by the driver that takes into account vehicle speed, throttle position and angle of the steering wheel.
Lexus may have more through the powertrain. Through my experience it works well but not perfect. In normal driving conditions, the engine proved responsive, and on a hilly street NX 200t highlight sports character.
However, when pressing the throttle to take advantage of the empty space in traffic, while decreasing power transmission in gear sometimes delayed.
However, when the throttle is pressed hard on the highway engines provide the responsive power and handling are given quite comfortable. Even the SUV was also taken with the right angle and the existence of body roll at a moderate level.
F-Sport version comes with improved suspension settings that set absorbent sport with 30-step phase damping force control for smooth and precise handling. Just one comment about the NX I was raised an unpleasant feeling.
Fairly soft suspension tuning makes NX 200t F Sport feel too fancy and too high to implement a performance-oriented driving missions. Sometimes machinery like lulled without damping the best when driven in the city. However, once driving on the highway began its life suspension.
The rest of the driving experience is something mixed. Despite a comfortable ride on the highway, the suspension felt soft around the city while the light control delivers very little feedback.
Lexus NX also do not have the patience and grip as its competitors.
NX presence graced the luxury compact SUV buyers who are tired of the status quo. New design plus the latest features and more forward than its competitors to work with the aim of tempting consumers who have not been interested woo Lexus products.

Why it's significant that Sandra Bullock is People's oldest 'most beautiful' woman
At 50, Bullock is the oldest woman to ever win the "most beautiful" title.
People has named Sandra Bullock the world's most beautiful woman of 2015. But why did she win?
Bullock doesn't have much on her plate this year — she's the voice of Scarlett Overkill in the new "Minions" movie and her other film, "Our Brand is Crisis," isn't scheduled to come out until 2016. She's not exactly on anyone's radar, so what's up?
The "most beautiful" and sexiest man alive" designations have little to do with attractiveness and everything to do with the agenda of Hollywood publicists. Elaine Lui of Lainey Gossip provides some of the most insightful coverage when it comes to the process of figuring out who wins these sorts of covers and why, which are awarded with the cooperation of the star in question.
This apparently is why Ryan Gosling has never been named Sexiest Man Alive — he's turned it down repeatedly. When Chris Hemsworth was named Sexiest Man Alive last year, Lui noted that Hemsworth had been fairly absent from the public for most of the year but the cover provided some income for his "fame-bank."
So what's in it for Bullock? At 50, Bullock is the oldest woman to ever win the "most beautiful" title. She is well into territory where many an actress begins a slow — not necessarily voluntary_ fade-away, and the roles being offered are for sexless, cranky old-lady types or sexless mother figures.
In 2011, the New Yorker published an essay by Tina Fey that also made it into her book, "Bossypants."
"I have a suspicion — and hear me out, because this is a rough one — that the definition of 'crazy' in show business is a woman who keeps talking even after no one wants to (have sex with) her anymore," she wrote.
Will being deemed "most beautiful" in the eyes of People be enough to rebrand Bullock and prolong her career? That's essentially what her 2009 role in "The Proposal" was supposed to do. Much of the buzz surrounding that movie was about how extraordinary it was that a woman in her mid-40s was dating a younger man.
As a calculated move, it makes sense to accept People's honor, and the accompanying article focuses on Bullock's real-life role as the mother of a young son. She's not in "Something's Gotta Give"/"It's Complicated" territory yet, but she's also not a girl-next-door type, either. She's not coolly aloof in the way that Tilda Swinton is. Her closest contemporary is four-time designee Julia Roberts, whose last three roles were doctor, stressed-out mom, and an evil, princess-hating queen.
Bullock being named shines some attention on the dearth of quality roles for real, adult women over the age of 40. Looks like Meryl Streep's decision to fund a screenwriting lab for older women is coming right on time.
"Real beauty is quiet," Bullock told People. "Especially in this town, it's just so hard not to say, 'Oh, I need to look like that.' No, be a good person, be a good mom, do a good job with the lunch, let someone cut in front of you who looks like they're in a bigger hurry. The people I find most beautiful are the ones who aren't trying."
For better or worse, Bullock is very much trying, but she has the added burden of making it look effortless. That's her job.

'The Avengers' set for blockbuster return
Marvel's "Avengers: Age Of Ultron" - L to R: Captain America/Steve Rogers (Chris Evans) and Thor (Chris Hemsworth) - Jay Maidment/Marvel 2015
LOS ANGELES: Three years after saving the Earth -- and breaking a few box office records -- "The Avengers" are back with a power-packed punch this week with their latest blockbuster adventure.
Iron Man, Captain America, Thor, Black Widow, Hulk and Hawkeye take on a new baddie who wants to wipe out Humanity, in "Avengers: Age of Ultron," out from Tuesday in much of the world.
Returning director Joss Whedon pits the superhero gang against their own shortcomings as they take on their ultimate enemy -- but also plays with the chemistry that developed between them in their first run-out.
The original 2012 "The Avengers" became the third-highest grossing movie in cinema history, taking over $1.5 billion at the box office, only beaten by "Avatar" (2009) and "Titanic" (1997).
The pressure on Whedon was therefore enormous -- but the 50-year-old said he drew the most inspiration from amidst the first film's very success, and from the interplay between the main characters.
He looked for "what little moments are there between these characters that I haven't gotten to do yet, what conversations they haven't had yet, what haven't I shown?" Whedon told reporters in Los Angeles.
Relationships are indeed richer between Iron Man/Tony Stark (Robert Downey Jr.), Captain America (Chris Evans), Thor (Chris Hemsworth), Black Widow (Scarlett Johansson), Hulk (Mark Ruffalo) and Hawkeye (Jeremy Renner).
There is also more humor to temper filmgoers' pure adrenalin rush.
The main thing was "to make sure that everybody had their moment, that it's all connected to the movie, to the main thing," said the filmmaker, who spent hundreds of hours editing the movie.
The result is two hours of turbo-driven action, superhero fist-fights and technology at the service of a story full of surprises, which US critics have already hailed as a huge hit.
Industry journal Variety called it a "super-sized spandex soap opera that's heavy on catastrophic action but surprisingly light on its feet, and rich in the human-scale emotion that can cut even a raging Hulk down to size."
New horizons
James Spader, known for his roles in TV shows "Boston Legal" and "The Blacklist," plays ultimate baddie Ultron, a robotic assassin able to reproduce himself and who is determined to annihilate "The Avengers."
He wins the unexpected backing of twins Wanda and Pietro Maximoff, also known as Scarlett Witch and Quicksilver and played by Elizabeth Olsen and Aaron Taylor-Johnson).
Jarvis/The Vision (played by Paul Bettany) makes his entry as a counterweight to the power of Ultron, who emerges as a kind of ghost in the Stark Industries machine.
"They embody a little bit of him (Tony Stark)," said Whedon.
"But I do see them as both sides of the same coin, sort of a core between the two of them. There's something beautiful about the fact that they see the same thing and react differently."
The climax of the film closes certain storylines from the first film, and opens new horizons for those to come: "The Avengers: Infinity War," the third part of the saga that Marvel is dividing into two movies.
The first part is due out on May 4, 2018, followed by the second on May 3, 2019. Both will be directed by filmmaking brothers Anthony and Joe Russo.
But it is unknown what role new Marvel characters could play.
"There are so many different directions to go," said Johansson. "We'll see."
"Avengers: Age of Ultron" will be released in the United States on May 1, a week or two after it is out around much of the rest of the planet.

Dutch expert suspended after showing MH17 victim photos
All 298 passengers and crew onboard the Malaysia Airlines jetliner -- most of them Dutch -- died when it was shot down at high altitude over rebel-held eastern Ukraine in July last year.
THE HAGUE: A Dutch expert helping to identify victims from last year's MH17 airliner crash in Ukraine has been suspended after showing photographs of the dead at a public lecture, police said Thursday.
"He has been suspended from his work and we'll see if other measures need to be taken," Thomas Aling, spokesman for the Dutch national forensics investigation team LTFO, told AFP.
"Apparently he showed photos that cannot be shown at a public meeting," Aling said following the lecture given by George Maat and organised by a medical students association in southern city Maastricht.
Maat, an anthropologist at Leiden University, is also accused of making comments outside his realm of expertise, notably about the causes of the crash, which were "incorrect," Aling said.
All 298 passengers and crew onboard the Malaysia Airlines jetliner -- most of them Dutch -- died when it was shot down at high altitude over rebel-held eastern Ukraine in July last year.
Dutch Justice Minister Ard van der Steur said that Maat's lecture was "completely inappropriate and in bad taste".
Journalists from private television channel RTL Nieuws attended and first reported on the lecture, during which Maat showed photos of victims' body parts and explained elements of the identification process.
The remains of all but two victims, both Dutch, have been identified an international team of Dutch led experts.
The lecture was given early April to an audience of around 150 people and showing the photos would have been allowed for educational purposes if the general public were not allowed in.
A Facebook page advertising the lecture clearly said that it was open to the public.
The deputy head of the MH17 Air Disaster Association, Evert van Zijtveld, told AFP that showing the photos was "shameful and very shocking for victims' relatives, this adds to the grief."
Maat said he had not known that the lecture was not restricted to medical students.
"It appears that other people were there, I hadn't realised," he said in a statement released by the police.
"I'm very sorry to have hurt or distressed victims' loved ones."
Kiev and the West claim that the plane was shot down by the separatists using a BUK surface-to-air missile supplied by Russia. Moscow denies the charges, pointing the finger at Kiev.
The Netherlands has been charged with leading the investigation into the cause of the incident and identifying the victims of the flight from Amsterdam to Kuala Lumpur.
